Texas Twp. considers zoning changes, penalty fee increase

TEXAS TWP. - Supervisors on Monday expect to consider a proposal to increase fines for zoning violations from a maximum of $225 to as much as $1,000.

Fine hikes would be part of wholesale revisions to a zoning and road ordinance officials hope will prepare the township for growth.

"We are looking to the future," zoning enforcement officer Lee Krause Jr. said. "We are the commercial hub of Wayne County."

He said the fines need to be increased because some people have not taken the existing penalties seriously.

"We haven't had any negative feedback from residents about the proposed changes," Mr. Krause said.

The revised ordinance has also been reviewed by Carson Helfrich, owner of Community Planning and Management Inc. Mr. Helfrich, who works with several area municipalities, said the proposed changes are in line with other communities.

He noted some revisions will improve safety, including a provision that requires two access roads to property with cumulative development greater than 50,000 square feet.

Mr. Krause said having a requirement for two egresses will prepare the township for expected development along Route 6.

As part of the proposed revisions, the required radius of a cul-de-sac is being changed from 100 feet to 50 feet.

Fees for agricultural permits are being eliminated under the proposal.

Supervisors meet Monday at 7:30 p.m.
